Phase I Environmental Site Assessment Tri-State's Phase I Environmental Site Assessment is designed to meet all the requirements of the ASTM Standard for Commercial Property Site Assessments, and to satisfy one of the requirements to establish the Innocent Landowner Defense for protection against CERCLA liability. This includes, but is not limited to:

• Federal and State Regulatory Database Review
• State, County and Municipal Record Review (Building, Fire end Hearth Departments)
• Sanborn/Fire Map Review
• On-site Inspection and Investigation
• Site Inspection of Surrounding Properties
• Historical Investigation of Site and Surrounding Areas
• Interviews
• Formalized Written Report with Executive Summary, Conclusions, and Recommendations

If you or your lending institution has specific enviromnental requirements, Tri-State will incorporate these requirements into the Phase I Report (including Freddie Mac & Fannie Mae requirements).

In addition, the following services are also available to Tri-State clients as part of the Phase I inspection:

Phase II Environmental Site Assessment

If a Phase II is required, site specific testing will be performed based on the findings of our Phase I Report, or the lending institution's requirements. A Phase II Site Assessment will determine if contamination in fact does exist, and to what extent.

• Lead-Based Paint Surveys
• Electro-Magnetic Field Investigations

Based on the Phase II test results, recommendations regarding site remediation and clean-up will be provided in a comprehensive written report.

Site Remediation

Tri-State's staff is experienced in Corrective Action Planning, Brownfield Development Programs, and the management/overseeing of contaminated site remediations from leaking underground storage tanks, superfund clean-ups, etc. 

Our field presence will assure proper procedures are followed during the site remediation in accordance with federal, state and local requirements.
